Job Summary

Under basic supervision, the Senior Facility Maintenance Worker performs a variety of skilled maintenance and repair tasks to maintain Scott County buildings, plumbing, HVAC, and electrical systems.

Job Responsibilities

Essential duties and responsibilities may include, but are not limited to, the following:

Check the building's automated systems for all of the Counties properties. Ensures proper temperature in buildings and identify equipment faults. Adjusts boiler schedules to obtain proper temperatures and occupant comfort. Checks fire panels for faults and disarms intruder alarm panel.

Performs a full range of plumbing duties including installation and repair of plumbing fixtures and valve replacement; maintains all types of detention plumbing equipment; unclogs drains and toilets; repairs sanitary sewers.

Monitors steam and hot water boiler operations; monitors and troubleshoots chillers, cooling towers, and geothermal systems; checks chemical levels in cooling towers and boilers; prepares boilers for annual inspections and completes maintenance and safety checks; prepares cooling towers for fall shut down and spring start up.

Maintains, monitors, troubleshoots, and repairs air handlers; changes belts, filters, and greases; maintains inventory and prepares annual filter order for all County properties.

Maintains and repairs all pneumatic controls for HVAC; monitors and troubleshoots variable frequency drives and variable air volume boxes.

Performs a variety of mechanical and electrical repairs; installs electrical equipment, wiring devices, and fixtures; repairs and rebuilds electronics and mechanical security door systems; installs pumps, motors, motor starters, contactors, and relays; completes 3-phase, single-phase, and split single-phase wiring installations and repairs; maintains emergency generators.

Performs all necessary research to obtain the best prices and correct parts to complete repairs and projects; orders parts needed to complete assigned projects; performs part inventories.

Operates County vehicles, snow plows, lawn equipment, skid steer, fork lift and other motor-driven equipment. Responsible for snow removal and salting on all County owned parking lots, sidewalks and driveways. Responds to snow call- ins as may be necessary.

Works on department moves, relocates furniture, and performs light demolition of work spaces.

Repair and maintenance of coffee makers, ice machines, and kitchen equipment, cleans and changes smoke heads. Diagnoses, repairs, and installs complex lighting circuits; tests and installs motion and occupancy sensors.

Demonstrates the ability to exemplify, by his/her actions, the County PRIDE philosophy.

Performs related duties as assigned.

Standards for Initial Consideration

Education, Training, and Experience Guidelines:
High school diploma or GED equivalent; AND three (3) years of general building trades experience; OR an equivalent combination of education, training, and experience.

Knowledge of:
Applicable local, State, and Federal laws, codes, regulations, and ordinances.

Work safety policies, procedures, and practices.

Tools, materials, equipment, and basic methods used in facilities maintenance operations and trades.

Common plumbing, electrical, and HVAC trade practices.

Systems troubleshooting methods.

Inventory management practices.

Boiler maintenance and safety.

Skill in:
Operating a variety of hand and power tools.

Reading and accurately interpreting schematics.

Using proper personal protective equipment.

Interpreting building automated systems readings.

Troubleshooting and repairing plumbing, electrical, and heating systems.

Establishing and maintaining cooperative working relationships.

Communicating effectively verbally and in writing.

Supplemental Information

License and Certification Requirements
Must possess a valid Driver's license.

Physical Demands and Working Environment:
Work in performed indoors and outdoors at various County facilities, including detention facilities, with inmates present.
May be exposed to extreme hot and cold temperatures, potentially dangerous tools, equipment, machinery, potential physical harm from inmates, hazardous chemicals, and infectious diseases.
Required to climb ladders, operate aerial lifts, work in confined spaces, and lift and move objects weighing up to 50 pounds.
Incumbent may be required to be available or "on-call" during off-duty hours.
